How the calculation works

The monthly payment of a fixed-rate loan uses the constant annuity formula: M = C × t / (1 − (1 + t)^−n), where C is the amount borrowed, t the monthly rate (annual rate ÷ 12) and n the number of payments. Each month, interest is charged on the outstanding balance; the rest of the payment repays the principal.

Borrower insurance (death, disability) is added to the payment. It is either fixed (calculated on the amount borrowed) or decreasing (calculated on the outstanding balance). The estimated annual percentage rate includes interest, insurance and the arrangement fee: it is the right figure to compare two offers.

Murabaha: the participative bank buys the home and resells it to you at a higher price, paid in fixed instalments. There is no interest but a margin agreed in advance. At an equal margin rate, the payments and total cost are identical to a conventional loan: compare the total cost and each offer’s own fees, not the label.

The direct housing aid

The direct aid programme for buying a main home, launched in January 2024 and planned until 2028, pays 100,000 DH for a home priced at up to 300,000 DH incl. VAT, and 70,000 DH for a price between 300,000 and 700,000 DH incl. VAT. It is for Moroccans, living in Morocco or abroad, who do not own a home in Morocco and have never received public housing aid. The home must remain the main residence for 5 years, secured by a mortgage in favour of the State.

The conditions change (the 2026 Finance Act notably extended the aid to joint owners in undivided property): always check your eligibility on the official portal before signing.

Frequently asked questions

What maximum debt ratio do banks accept in Morocco?

The most quoted benchmark is 40% of the household’s net income, all loan repayments included, sometimes a little more for high incomes. It is not a single legal cap: each bank runs its own assessment, hence the adjustable setting in the calculator.

Does the direct housing aid reduce the loan?

Yes: it is paid for the purchase and is deducted from the price to finance. The calculator removes it from the amount to borrow when you tick the box, but only the official office confirms eligibility and the amount.

Murabaha or conventional loan: which is cheaper?

Neither, in principle. With a margin rate equal to the interest rate, the cost is the same. Compare the total cost of each offer, fees and insurance included, over the same term.

Fixed or decreasing insurance?

Decreasing insurance costs less overall because it falls with the outstanding balance; fixed insurance gives a constant payment. Ask for the total insurance cost over the whole term to compare.
