🏠 Property purchase fees in Morocco

Estimate the fees of a property purchase in Morocco: registration duties (4%, 5% or 3%), the extra 2% on the part paid in cash, the land registry and the notary's fees with VAT.

Registration duties: 4% for built premises used as homes, shops, professional or administrative premises (and their land up to 5 times the covered area), 5% for bare land, 3% for the first sale of social housing (50 to 80 m², at most 250,000 DH before VAT) or low-value housing (50 to 60 m², at most 140,000 DH). If the price exceeds 300,000 DH, 2% more on the part paid in cash (or on the whole price if the deed does not state how it was paid). Land registry: 1.5% of the price plus a fixed 100 DH.

⚠️ The notary's fees are negotiated and set by quote: ask for it before signing. This does not include loan costs (mortgage, file fees), the estate agent, or the VAT already included in the price of a new home.
